Coming Soon real estate post template

A Coming Soon post builds an interest list before the market sees the house. It is also the status with the most rules attached, and the ones that matter are set by your MLS rather than by good practice.

Check your MLS policy firstPre-marketing rules vary by MLS and by state. Some require a listing to be entered into the MLS within a set window of any public marketing; some prohibit public advertising before entry entirely; some require a specific seller authorisation on file. This is not a formality — enforcement is real and the fines are real. Confirm your MLS's current policy before you publish anything.

What a Coming Soon post is for

Not reach. Its job is to produce a small list of people who ask to be told when it goes live, so that the first forty-eight hours of the actual listing start with an audience instead of building one.

What belongs on the graphic

  • The status band — COMING SOON.
  • One photograph. Often an exterior, because interior work may not be finished.
  • The neighbourhood or street, at the precision the seller has agreed to.
  • A price only if it is genuinely settled.
  • One instruction: what you want someone to do.

What not to promise

  • A specific list date, unless it is certain. "Early next week" that slips twice costs more than saying nothing.
  • A price that is still being discussed. A price that moves before listing looks like a reduction before the house is even on the market.
  • Showings before the listing is live, if your MLS prohibits pre-listing showings.
  • Details that are not final — a Coming Soon post that contradicts the listing three days later is worse than no post.

Which layout

Focus usually works best here: at this stage the house is the entire story, and a portrait competes with an image that is often the only one available.

Common questions

Can I post a Coming Soon before it is in the MLS?

It depends entirely on your MLS's pre-marketing policy and your state's rules. Check before posting; several MLSs require entry within a fixed window of any public marketing.

Should a Coming Soon post include the price?

Only if it is settled. A price that changes before listing reads as a reduction on a house that has never been for sale.

How far ahead should I post it?

Close enough that the interest is still warm when it lists — usually a few days to a week. A month ahead builds a list that has moved on.
