Just Listed social media template
A Just Listed post has two audiences and most agents only write for one. Buyers want the house. Other agents want to know you have inventory — and they are the ones who bring you a buyer this week.

When to post it
Within a few hours of the listing going live, not the following day. The first forty-eight hours carry most of the attention a listing will ever get, and a post that arrives after the open house has been announced elsewhere is arriving second.
What belongs on the graphic
- The status band — JUST LISTED — readable at thumbnail size.
- One photograph, cropped so the architecture survives the crop.
- The address, at whatever precision the seller has agreed to.
- The price, if the seller has agreed to publish it.
- Beds, baths and square footage only if they fit without crowding.
- Your name and one way to reach you.
What does not belong: a paragraph of listing description, four logos, three hashtag lines, or "DM for details" when the details are the post.

Readability
Almost every failure here is a legibility failure at small size. Two rules: the price and the status must survive being displayed at about 150 pixels wide, and the photograph must not have detail in the corner where text will sit.
Three sizes, one graphic
A Just Listed graphic is cropped harder than any other, because it is the one people scroll past fastest. The three sizes are recompositions rather than crops, so the price and the address survive the change of shape.

Compliance
Your brokerage's name — and often its mark — is usually required on advertising, and a listing graphic is advertising. If the listing is not yours, most MLS rules require the listing brokerage's permission before you advertise it. Check both before you post.

Should I put the price on a Just Listed post?
Usually yes — a price filters the audience to people who can act. Omit it only if the seller has asked you to, and then say where to find it.
How many photos should a Just Listed post have?
One on the graphic. If you want a gallery, that is a separate carousel post; a graphic with four photographs has four photographs nobody can see.
Can I post another agent's listing?
Usually only with the listing brokerage's permission. MLS rules on this are specific and they are enforced.
