Sold real estate post template

A Sold graphic is the closest thing an agent has to a receipt. It is also the post where the difference between proof and boasting is decided by one choice: whether the number is attached to a client's situation or floating on its own.

What belongs on the graphic

  • The status band — SOLD.
  • The property photograph.
  • The address, at the precision the seller agreed to.
  • One figure, if any: sale price, days on market, or percentage of list. One, not three.
  • Whether you represented the buyer or the seller.
  • Your name and one way to reach you.

The privacy question

Sale prices are public record in most of the United States, which makes publishing them legal. It does not make it welcome. A seller who did not expect their price on your feed is not a referral source, and asking takes one message.

Ask before you post the price"I'd love to post that we closed — happy to leave the price off if you'd prefer." Most sellers say post it. The ones who would have minded are exactly the ones you needed to ask.

Say the number once

If the same figure appears on the graphic, in the caption and in your bio, readers stop treating it as information. Pick the place it lands hardest and remove it from the others.

What makes a Sold post read as evidence

Context. "Sold, $615,000" is a number. "Sold in 19 days after two agents and eleven months — repriced once, staged the front rooms" is a case study, and it costs one extra sentence.

Which layout

Focus when the house is impressive; Cutout Portrait when the story is what you did. If you are publishing several Sold posts in a season, alternate — a grid of identical compositions stops being read.

If you represented the buyer, say so — advertising a sale in a way that implies you listed it is a misrepresentation and, in many jurisdictions, a regulated one. Listing-brokerage attribution requirements usually apply to sold advertising as well.

Common questions

Should I post the sale price?

Only with the seller's agreement. It is usually public record, which makes it legal rather than welcome.

Can I post a sale where I represented the buyer?

Yes, and you must say which side you were on. Implying you listed a house you did not is a misrepresentation.

How soon after closing should I post?

Within a few days, and ask for the testimonial in the same conversation. Both get harder every week that passes.
